Tile Roof Repair

On tile roofs, the actual waterproofing is underneath the tile. The waterproofing material is much like flat roof material, which only lasts 10 to 15 years here in the Sarasota area of Florida. The tile on your roof is used for UV protection and aesthetics, so that the sun does not bake the waterproofing (like it does on a flat roof).

Tiles can extend the life of the waterproofing material to 20 or 30 years with regular maintenance. Common areas that leak are valleys, crickets or dead valleys, roof to wall connections and roof penetrations like pipes, vents satellite dishes and solar panels. This is due to eroding material from the roof tiles clogging and damming up water that sits and deteriorates the waterproofing, causing the leak.

We recommend avoiding companies who will use chemicals to clean your roof, as these chemicals can seriously decrease the lifespan of your roof by deteriorating the waterproofing. There are several normal maintenance items we inspect for and repair to prevent leaking in tile roof systems:

Slipping & Cracked Tiles

Slipping and cracked tiles should be repaired as soon as you notice them. They can cause sunlight to enter the underlayment and act like a magnifying glass, focusing the sunlight in the same area for a long time, which can cause the area to break down and start leaking. Tiles that are in more than three pieces should be replaced and not repaired or glued back together. We use the same foam adhesive to reattach the slipping and replaced tiles as we use to install new roof tiles. This adhesive can withstand hurricane-force winds within 15 minutes of application.

Loose Ridge Caps & Missing or Cracked Mortar

Loose ridge caps are a common problem with tile roofs as they can blow off in high winds and cause damage to your house and others around you. They become loose over time due to missing or cracked mortar, or from poor installation. It is hard to know when they become loose, so the only way to know for sure is to put your fingers on the edge and see if they lift up. We use the same foam adhesive to reattach the slipping and replaced tiles as we use to install new roof tiles. This adhesive can withstand hurricane winds within 15 minutes of application.

Rusted Vents & Missing Mortar

Vents are made of thin metal. They can rust out if not painted or if their paint is wearing off. This is a very costly repair if not addressed as a regular maintenance item. Most leaks in vent areas are invisible, so the way we extend the life of the vent is by putting mortar around its top and sides to prevent water and sun from deteriorating the edges. We match the color of your roof with both paint and mortar.

Cricket Areas Exposed to Intense Sunlight

Cricket areas are basically areas where the underlayment is exposed and no roofing tile can be installed on top. Many times this is due to the roof pitch, difficult area, need for drainage, etc. Cricket area repairs are almost treated as a valley repair, which is the most difficult type. We use an Elastomeric coating to help extend the life of this area and help it keep pace with the rest of the roof. We use a solvent-based coating instead of the thinner water-based coating for better protection and sealing abilities.

Shingle Repair & Maintenance

Sometimes roofs develop leaks years before the entire roof needs replacing. Usually these leaks are caused by localized damage, such as cracked or missing shingles or tiles, or on a fla­t roof, a blistered or cracked area.

The hardest part of repairing this damage is locating it. Storm Roofing & Repair is trained and equipped to locate and repair all damage on shingle roofs using past experience and modern technology.

Missing, Buckled or Scuffed Shingles

Obviously, missing shingles can cause leaks, but so can buckled and scuffed shingles where the fiberglass shows. This can be caused by many reasons, one of which is too much heat from the sun and attic, causing the shingle to bake from both sides, roof and attic. Seal Around Vents & Paint Vents

Any penetration in your roof can cause leaks. The most common penetrations are plumbing pipes and ventilation vents. As normal maintenance you should seal around all vents every five years and paint them before rust appears.

Mangled Plumbing Vents

Mangled plumbing vents are a common problem in the Bradenton and Sarasota area. The way we combat this problem is by putting a PVC cover over the plumbing vent. Sometimes they may need a plastic covering if Squirrels eat the lead pipes. Yes Squirrels do that frequently and it is a local problem!

Gutter Cleaning

One of the most common and hardest to fix leak areas are the eves at the bottom of the roof. Many times this can be caused by incorrect gutter installation and clogged gutters. Some of the most common areas and causes for roof leaks are clogged gutters. Gutters that have not been cleaned can cause the water to build up during rain.

Valleys, Dead Valleys and Flashing Areas

Another common area that goes bad are the valley and wall flashing areas. Sometimes roofs develop leaks years before the entire roof needs replacing. Usually these leaks are caused by localized damage valleys, dead valleys, flashing areas and transitions to other roofs. The hardest part to repairing this kind of damage is locating it. The best way is to get into the attic and look for leaking, stains and rotten wood as well as looking for signs of possible water in the soffit areas around the house.

Sometimes roofs develop leaks years before the entire roof needs replacing. Usually they are caused by localized damage. For flat roofs, it is not always easy to find the leak, because we are not able to get into the attic to see where the leak is coming from.

Transition areas where the pitched roof meets the flat roof are usually the main suspect area, but the edges of the flat roof are another problem area. The hardest part of repairing this kind of damage is locating it.

Elastomeric Coating

Flat roofs used to last 20 years the same as a pitched roof but now they generally only last 15 years. The product and installation process is different now due to liability insurance not covering roofers who do torch down anymore which is a better product and installation process. If your flat roof is not leaking and there is no rotten wood, one way to extend the life of your flat roof is to seal it with elastomeric coating.

Many people do this in order for their pitched roof and flat roof to be reroofed at the same time due to the differences in lifespan. There are three types of elastomeric coating: water-based, solvent-based and silicone-based. Water-based is more like really thick paint. We do not recommend this unless you are using it for UV protection only! We use solvent-based for flat roofs with a slit pitch. For completely flat roofs, we recommend 100% silicone-based.

Flat Roof Replacement

If your roof is past its useful life, and coating is not an option, we can offer a full roof replacement using the best materials available. We tear up the existing material, replace the rotten wood, nail to local building codes, apply peel-and-stick underlayment and then a cap sheet to complete the job. When this is completed you can send your paperwork to your insurance company for a reduction in your insurance premiums, because you are now up to date on all state building codes.
